Management services include:

A review of the property on a regular basis and making recommendations to the Board of Directors.

Obtaining bids and proposals for work to be performed.

bullet

Supervision of on-site personnel and any contractors employed on the property.

All Association correspondence. Routinely provide copies to the Board of Directors.

Attending meetings of the Board of Directors and/or committees to assess progress and assign priorities for action.

bullet

Preparing a monthly management report to the Board.

bullet

Assisting the Board in establishing specifications for Association insurance obtaining and evaluating bids.

bullet

Assisting the Board in the enforcement of Association Rules and Regulations.

bullet

Advising the Board concerning significant legislation, insurance, financial practices, court decisions, tax rulings, etc., pertaining to the Associations which comes to Seacrest's attention.

Accounting and Financial Services

Prepare a receipts and disbursements statement with budget comparisons on a monthly and year-to-date basis.

bullet

Prepare a balance sheet

bullet

Maintain a cash receipt journal

bullet

Maintain a cash disbursement journal

bullet

Supply copies of monthly financial reports to Board of Directors by the twentieth (20th) of each month

bullet

Organize all bills and code as to proper account numbers.

bullet

Prepare checks to be drawn on checking account kept in the name of the Association.

bullet

Maintain an up-to-date owner's roster with up to (3) mailing addresses

bullet

Prepare and issue maintenance coupons to all unit owners, annually.

bullet

Maintain a complete accounts receivable report on a monthly basis. This monthly report will be provided to the Board of Directors.

Mail past due notices on the 10th of each month

bullet

Receive maintenance and other assessment payments and miscellaneous receipts for deposit in the Association's bank account on a timely basis.

These funds shall not be co-mingled with any other funds managed by Seacrest.

Provide a lock box service.

bullet

Provide an automatic account debit service for owner's maintenance payments.

Total Quality Management Program

A formal inspection of your property which includes an evaluation of your landscaping, janitorial, and maintenance services.

A formal sit down with the board and/or it's representatives to identify any outstanding issues that need to be resolved.

A formal corrective action plan with a timeline is drafted and includes any deficiencies noted during the inspection or sit down meeting with the Board.

A follow up inspection is conducted to ensure all deficiencies have been corrected.

The Program concludes with a formal communication back to the Board of Directors upon final completion.
